Condo property management in Montreal
Own a rental condo in Montreal and want to hand off its management? Gestion Localys handles the tenant search, lease follow-up, rent collection and maintenance coordination.
Even if you own a single condo, you get professional, personalized support.
Own a rental condo in Montreal?
Renting out a condo takes more time than most owners expect: listings, showings, screening applicants, the lease, tenant requests, repairs to organize. Add the building's co-ownership rules, and renting can quickly turn into a second job.
Whether you bought a condo as an investment, are renting out your former home or inherited a unit, we take over so your condo stays rented and well maintained, without you having to handle everything yourself.
Professional management, even for a single condo
Many owners assume property management companies only work with large buildings. At Gestion Localys, the owner of a single condo gets the same rental process, the same follow-up and the same reports as the owner of a multi-unit building.
Our service covers long-term rentals: we find a stable tenant for your condo and manage the relationship with them throughout the lease.

Tenant management and lease follow-up
Choosing the tenant is the most important decision a condo owner makes. We organize showings, receive applications and run a thorough tenant screening: credit, references and background.
Once the lease is signed, we remain your tenant's point of contact. We collect the rent, answer their requests and follow up on the lease, including at renewal time.
Maintenance and co-ownership rules
In a condo, responsibilities are shared. The condo board (syndicate of co-owners) takes care of the common portions, such as the roof, the facade or the hallways, while the inside of your unit remains your responsibility, as set out in the declaration of co-ownership.
We coordinate maintenance and repairs in your condo with trusted contractors. You remain a member of the syndicate: you receive its notices and vote at meetings, while we take care of everything related to your unit and your tenant.

Frequently asked questions about condo management
Can I hire a property manager for a single condo?
Yes. Gestion Localys manages individual condos just as it manages multi-unit buildings. You get the same rental process and the same follow-up.
What services does a condo management company offer?
At Gestion Localys: leasing, showings, tenant screening, lease follow-up, rent collection, coordination of maintenance and repairs in the unit, and regular financial reports. We manage long-term rentals and do not offer short-term rental management such as Airbnb.
Who handles repairs in a rented condo?
The common portions are the responsibility of the condo board. Inside the unit, repairs are the owner's responsibility, except for minor maintenance repairs, which fall to the tenant. We coordinate work in your condo with our contractors.
How is the tenant selected?
We organize showings, receive applications and run a tenant screening: credit, reference and background checks. The goal is to select a reliable tenant who will respect your condo and the building's by-laws.
How does remote condo management work?
Our team is on site for showings, repairs and your tenant's requests, and you receive regular reports on income and expenses. If you do not reside in Canada, we act as your Canadian agent: we withhold non-resident tax on your rent and remit it to the Canada Revenue Agency.
